What is Khatian and Why It’s Important
A Khatian also known as a Record of Rights or RoR is the official government record that determines who owns a piece of land, how big it is and what type of land it is. There are different types of Khatian depending on when the survey of the land was conducted. The oldest one is the CS Khatian from the colonial period. After partition, there was the SA Khatian and then the RS Khatian from later revisional surveys. There is also the BS or City Khatian for urban areas. Each tells you something different and when you buy or verify land you usually need to trace ownership through more than one of them.

How to Search Khatian Records Online?
The Khatian search main portal is managed by the Ministry of Land at land.gov.bd. Also, the portal allows you to search by owner name, but this can give multiple results so it is best used as a cross check rather than a primary search method.
Once you enter the details and the record appears, check the owner name, the dag numbers mentioned against that Khatian, the total area of land in decimal or acre and the land classification – agricultural, residential, pond etc. If anything doesn’t match the deed or document the seller has shown you, that needs to be cleared up before any transaction can proceed.

Checking Land Mutation (Namjari) Records Online
Mutation – or Namjari in the local language – is the process of updating the government land record to reflect change of ownership after a sale, inheritance or gift. Even if a sale deed is valid and in place, but without mutation, the land record will still show the name of the previous owner. This creates serious problems later on, especially with inheritance cases where records may not have been updated for a generation or more.
Now the mutation case status can be checked online from the same land.gov.bd portal by entering the mutation case number and district. If the mutation application has been applied and is not yet processed, the portal will show the current stage of the process, whether it is under review, field verification or final approval by the AC Land office.
