Begin at the Ministry of Land website, land.gov.bd, where the e-Mutation and land development tax services are listed. For tax details, open the Land Development Tax system at ldtax.gov.bd and register using your mobile number and NID information. Once your registration is complete, the designated land office generates your holding details. These show your land information and a payment token number, which you need to pay the tax. You can also use the Bhumi mobile app from the Ministry of Land, which offers digital land tax payment, mutation applications and access to land records and mouza maps.
How to Pay and Save Your Receipt
After checking the amount due, you can pay through the Ministry of Land website or through bKash. In the bKash app, go to Pay Bill, choose Government Fee, and then select Land Development Tax. Enter your payment token number and complete the payment. The bill receipt is sent directly to your mobile, and it is wise to save a copy or print it for future use.
Why Your Tax Receipt Matters for Mutation
The e-Mutation portal, available at mutation.land.gov.bd, is where landowners apply online for mutation, which means updating ownership in the government record.
